3. Evaluate the ‘As Is’ value of your home by soliciting offers from various cash buyers

Your design coordinator and project manager will...

4. Do a property walk-through with a licensed GC to determine repairs needed

5. Prepare your Repair Worksheet outlining the scope of the project, and approximate cost

6. Prepare a Proceeds Worksheet that shows your estimated proceeds from selling your home ‘As

7. Do a virtual or in-person meeting with you to discuss your Repair Worksheet and Proceeds

How long will it take?

● Assessment: Typically takes around 4 weeks to assess the condition and create a Listing Plan

● Project Preparation: It typically takes 2 weeks to get the home inspected and finalize the

budget, design plan and timeline

● Demo: It typically takes 1 weeks to clear the home and order order materials

● Renovation: It typically takes 7 weeks to complete the stages of construction:

a. 1) Structural: foundation, roofing, framing, windows & doors, 2) Rough Mechanicals:

plumbing, electrical, HVAC, 3) Insulation & Drywall + repair, 4) Ceiling, Paint & Flooring,

5) Fixtures: Cabinetry*, lighting, mirrors, Hardware, shelving, doors, 6) Trim, Touch up

paint & clean, 7) Exterior, Staging & Reveal!

● List to Close: It typically takes 6 weeks from the time a home is listed

Inspection

To get started, we have the sellers sign the agency agreement hiring TOG to sell their home, along with the contract to hire CabCo Design + Renovation to renovate their home. Once the $600 deposit is paid, and the inspection complete, we can proceed.

The Process

Project Kick Off

Once you’ve officially hired CabCo by signing the contract and paying the

deposit/consultation fee, we’ll do a detailed walk-through of the property with the GC to discuss inspection findings that need to be addressed, create a detailed repair list, and finalize design plans.

Project Confirmation

This meeting can be in-person at our Kannapolis office or via video conference. Here, we will present a detailed budget that covers all anticipated expenses, including materials, labor, and permits (if applicable). We’ll also present the design plan we’ve created to bring the full potential of your property to life, along with a timeline for completing the project and getting your home listed.

Demo Day!

At this time, the home must be vacated and all belongings the homeowner wants to keep must be removed. While the team starts demolition, our Creative Director will create a materials list and start ordering the materials that will be needed to complete the project. We’ll also schedule the different trades that will be contracted out and create a trades checklist for

them to follow.

Step 4 -

Renovation begins

After each step in the Timeline below is completed, the entire design team will meet to ensure the project is staying on track and discuss next steps. During this time, the home owner(s) is more than welcome to drop by the site to check on progress.

Step 5 -

The Reveal

After cabinetry is installed, the house takes shape very fast. We ask that the clients stay away so that the final reveal can be a surprise. At this reveal, we’ll discuss the final list price and next steps in getting your home SOLD!
